Up-site Towers

Following extensive formal proposals, the final volumetric plan was agreed upon with the Bucharest City Council. The original concept featured two square-plan towers connected diagonally by a prismatic base. However, after multiple presentations to the Municipal Council, the design evolved into the approved L-shaped configuration.

The complex comprises 364 residences spread across thirty floors above ground level, rising from a glass-clad base housing the entrance, pool areas, gym, and other communal facilities. Beneath this base are three underground floors accommodating general facilities and 500 parking spaces.

Given Bucharest’s seismic activity, the city enforces strict building codes, necessitating a prominent structural design for the towers. Despite these constraints, significant effort was made to keep the facades free of structural elements, preserving the stunning views over the lakes in all directions.

To enhance these views, the facades feature a curtain wall system, complemented by cleaning walkways and volumetrically enhanced with translucent glass balustrades for the terraces. This design creates a grid of interlocking prisms on the inner facades of the L-shape, providing compositional coherence and a sleek aesthetic.

Up-Site Bucharest not only sets a new benchmark for residential height in the city but also marries architectural ambition with practical living solutions, offering a blend of luxury and functionality with spectacular views and state-of-the-art amenities.
