Located at Paseo de la Habana 75, this architectural project faced several unique challenges. The plot is small, surrounded by taller buildings, and features a significant slope on the northern boundary. These constraints demanded an innovative approach to achieve a satisfactory solution.

Project detail

The original plan called for three housing units per floor, aligned with the street. However, this would have resulted in parallel, unattractive facades with limited views. To address this, the building was rotated 45 degrees, enhancing both visual appeal and sunlight exposure. Additionally, the substantial slope would have buried much of the first residential level. To overcome this, a negotiation with the City Council allowed for a higher ground floor, elevating the first floor and creating a monumental, open common area.

True to the studio’s philosophy of finding beauty through functional form, the building’s volume was sculpted organically, treating it as a sculptural object. This approach emphasized the interplay of volumes and textures, enhancing its perceptual impact.

The complex consists of 11 units, each with a free-flowing floor plan. This design choice enriches the spatial experience, offering the concavity’s spatial richness within a convex structure, and ensures privacy in both interior and exterior spaces.

The construction utilized concrete, stone, steel, glass, and wood. Each material was selected for its functional contribution and the form it inspired, creating a clear narrative of the building’s studied geometry and proportions.

This project has received numerous accolades, including the ASPRIMA-SIMA 2021 Award for Best Residential Real Estate Development, an Honorable Mention at the 2021 Architecture MasterPrize, and a finalist spot at the 2021 Architecture + Awards by Daikin in the Collective Architecture category.
